Wayne County seeks industry leading commercial real estate brokerage firm with global expertise to sell the Guardian building and two other county-owned properties

image001Today, Wayne County announced that the Guardian Building and two other County-owned properties are listed in a Request for Proposals (RFP) seeking real estate brokerage services. The RFP advances the Evans Administration’s goal set-forth in the Recovery Plan to eliminate the County’s $52 million structural deficit and rationalize the County’s real estate holdings.

The Guardian Building, located at 500 Griswold, is one of Detroit’s most elaborate buildings and has played a significant role in Downtown Detroit development.  The building was designed by Wirt C. Rowland who was instrumental in defining Detroit’s architectural genre. With its orange brick façade, lavish interior, and carvings by Corrado Parducci, the Guardian Building has become a fixture in Detroit’s rich story.  Designated as a National Historic Landmark in 1989, the building does not fall short on character or visual appeal. Located in the heart of Downtown Detroit’s central business district, the stately art-deco style building reaches heights of 496 feet and is bounded by Congress, Larned and Woodward Avenue.  Completed in 1929, the building’s footprint covers an impressive 461,102 square feet of fully functional office space.

The selected real estate brokerage firm will meet several qualifications, including a demonstrated history of success with at least three properties that sold over $10 million in the past three years, has a global or national market reach, has a minimum of five years experience in the sale of commercial and/or government real estate or property, and is a licensed real estate broker in good standing with the State of Michigan.

Also included in the RFP are:

·         First Street Parking Deck at 621 First Street; and

·         511 Woodward
