City of Detroit seeking proposals to build commercial development on vacant land near Cass Park

The City of Detroit is seeking proposals for commercial development on vacant, city-owned land in the Cass Park neighborhood.

The property is a prime location for development, and sits in one of Detroit’s hottest neighborhoods. Centrally located in Greater Midtown, the property is generally bounded by Peterboro Street to the north, Charlotte Street to the south, 3rd Street to the west, and 2nd Avenue to the east. The property is close to all major expressways, including M-10, I-75, and I-94, and is two blocks from the Qline on Woodward Avenue (which provides access to the Central Business District, Brush Park, TechTown, the New Center area, etc.).

The property is a top commercial development priority for the City of Detroit given its visibility, proximity to institutions and employment hubs, and its adjacency to other city controlled parcels and infrastructure investments.

The City of Detroit and community stakeholders have identified the need for a development product that addresses current retail gaps. Development of this site should bring new retail and affordable housing to the surrounding area, build upon the strengths of new commercial developments, and enhance connectivity between the Midtown neighborhoods.

The successful respondent will incorporate into the development a high-quality site design, given the visibility of the site and proximity to major thoroughfares. Designs must integrate the development with the existing street grid and further the development of the neighborhood as a dense, walkable community.

The vacant parcel sits adjacent to some of Detroit’s strongest entertainment assets, including Little Caesars Arena, Comerica Park and Fox Theatre. New developments in the area include the Detroit Shipping Company and Founders Brewing Company. Other area assets include the passive park– Cass Park, an active park—4th and Charlotte Park, Masonic Temple, Wayne State University’s Ilitch School of Business and Cass Technical High School. The parcel is also a major gateway between the Central Business District and Greater Midtown.
